Reading Cracks Before Filling Them

Stucco crack repair starts with figuring out what kind of crack you have. Stucco is a rigid material on a house that moves with temperature, moisture and settling, so some cracking is normal. Fine hairline cracks are common and often cosmetic. Wider cracks, cracks that run from window and door corners, and cracks with staining around them are more likely to let water into the wall, and in a Minneapolis winter that water freezes and opens them further.

Common types of stucco cracks

  • Hairline and map cracks: fine, spider-web cracking from shrinkage as the stucco cured. Usually cosmetic, but they can hold water.
  • Corner cracks: diagonal cracks off the corners of windows and doors, where stress concentrates.
  • Horizontal cracks: often along a floor line or where the lath was joined; can signal framing movement or a loose layer.
  • Settlement cracks: wide or stepped cracks near the foundation, sometimes paired with sticking doors or windows.
  • Freeze-thaw cracks: cracks that grow each winter, often where water collects near the bottom of a wall or below a sill.

When a crack points to a bigger problem

Cracks with brown or dark staining around them, soft stucco nearby, or a hollow sound when tapped can mean water has already reached the sheathing. On homes built from the late 1980s on, where Woodbury and other Minnesota sources have documented widespread moisture damage, we may recommend probe moisture readings near the crack before sealing it. A wide crack near the foundation may call for a look at the foundation itself before the stucco is touched.

How we repair cracks

Hairline cracks can often be cleaned and filled with a flexible, paintable patching compound, then blended with a finish coat or coating. Wider cracks are routed or cut open, cleaned, and filled with a compatible base material, sometimes with mesh embedded across the crack, before a new finish coat is applied over the area. Cracks along window and door perimeters are often a sealant failure rather than a stucco failure, and we replace the sealant joint with a backer rod and sealant rated for exterior movement.

Why caulk alone is not the answer

Smearing caulk over a crack can seal water in as easily as it keeps water out, and it rarely matches the texture of the wall. Caulk belongs in movement joints, around windows and doors and at penetrations. In the face of the wall, the repair should be a stucco or elastomeric material that bonds to the surrounding finish and can take a matching texture.

Timing crack repairs around winter

It pays to repair open cracks before freezing weather. Water that sits in a crack through a Minnesota winter, with average January temperatures around 16°F in Minneapolis, expands each time it freezes. Many crack repairs fit into a single day, but cement-based materials need temperatures above about 40°F to cure.

What This Covers

Crack repair covers the crack itself and the reason it formed.

Hairline crack sealing

Fine and map cracks cleaned, filled with a flexible compound and blended in.

Structural crack repair

Wide cracks cut open, filled with base coat and mesh, and refinished.

Window and door perimeters

Failed sealant joints removed and replaced with backer rod and exterior sealant.

Moisture check at cracks

Probe readings near stained or soft cracks to see if water reached the wall behind.

How It Works

1. Classify the cracks

We note width, direction, location and any staining or soft spots around them.

2. Check for water

Where a crack looks suspicious, moisture readings tell us if the wall behind is wet.

3. Repair to match the crack

Flexible fill for hairlines, cut-out and mesh for wide cracks, new sealant at joints.

4. Blend the finish

Texture and color are matched so the repair does not stand out.

Stucco Crack Repair Questions

Are hairline cracks in stucco normal?

Fine hairline and map cracks are common as stucco cures and the house moves. They are usually cosmetic, but they can still hold water, so sealing them before a Minnesota winter is worthwhile. Wider or growing cracks deserve a closer look.

How much does stucco crack repair cost?

HomeGuide estimates $400 to $1,500 for crack repair on a 1,500 square foot home, and national guides list professional crack repair at about $8 to $20 per square foot. Cracks tied to foundation movement cost more. We price after seeing the cracks.

Can I just caulk stucco cracks?

Caulk works in movement joints and around windows, but in the face of the wall it rarely matches the texture and can trap water. A flexible stucco patch or elastomeric filler with a matching finish is the better repair.

Do stucco cracks mean foundation problems?

Most do not. Wide, stepped or growing cracks near the foundation, especially with sticking doors or windows, can point to settlement. In that case we recommend having the foundation checked before the stucco is repaired.
