When the Finish Matters as Much as the Fix
Stucco repair in Edina is judged by how well it blends in. Census figures put the median value of an owner-occupied home in the city at $646,300 (2020-2024), and 72.4% of homes are owner-occupied. On houses like these, a patch that shows as a different color or texture is a problem in itself. Our work in Edina focuses on matching: the original texture, the scoring pattern and the color, so the repair reads as part of the wall.
The Country Club District
Edina was incorporated in 1888 as one of Minneapolis's first incorporated suburbs. Its Country Club Historic District was established in 1922, and its 550 contributing properties were mostly built between 1924 and 1931 in Colonial Revival, Tudor Revival, Georgian Revival and Mediterranean Revival designs. The district was added to the National Register of Historic Places on April 26, 1982. Tudor and Mediterranean Revival homes were among the styles the National Park Service links with stucco from about 1890 into the 1940s, so stucco in this part of the city can be close to a hundred years old.
Matching texture on revival-era walls
The National Park Service's guidance on historic stucco makes several points we apply on older Edina homes:
- The finish coat should be worked to match the texture of the original stucco.
- Heavily textured surfaces hide patches well; smooth stucco is much harder to patch invisibly unless it will be painted or color-coated.
- On scored stucco, square off the patch so it follows the existing lines.
- Stucco from this era may contain lime, and a rigid portland patch set into soft lime stucco tends to crack around its edges.
We make sample patches in an out-of-sight spot when texture is unusual, so you can see the match before we touch the front of the house.
When a whole-wall color coat makes more sense
Sometimes patching is not the best answer. If a house has several old repairs that no longer match, or the original color has faded unevenly, a recoat or new color coat across a full elevation can give a uniform finish. We will tell you honestly whether a patch will blend or whether recoating the wall is the better route for your house.
Newer Edina houses
Edina also has many houses built or rebuilt long after the 1920s. If yours was built or clad in stucco from the late 1980s through the 1990s, it belongs to the era of Minnesota's widely documented stucco failures. The City of Woodbury's position paper found that about 26% of that city's 670 stucco homes showed visible moisture damage in a 1999 survey, and 67% had failed and been repaired by 2011. The common causes were window leaks, missing kick-out flashing, improper deck flashing and grade above the wood framing. A clean-looking wall can hide wet sheathing, so on houses from that period we often recommend moisture probe testing before cosmetic work.
Heritage review
If your home is in a designated area, exterior changes may need review by the city before work starts. Repair that keeps the same material and look is usually simpler than a change in material or color. We will check your property's status with the City of Edina and adjust the plan if review is needed.

Edina at a Glance for Stucco Owners
- Country Club Historic District. Established in 1922 with 550 contributing properties built mostly from 1924 to 1931 in Colonial, Tudor, Georgian and Mediterranean Revival designs; listed on the National Register on April 26, 1982.
- High-value, owner-held homes. Census estimates for 2020-2024 show a median owner-occupied home value of $646,300, a 72.4% owner-occupied rate and 85.9% of residents living in the same house a year earlier.
- An early Minneapolis suburb. Edina began as a farming and milling community along Minnehaha Creek in the 1860s and incorporated in 1888, one of the first incorporated suburbs of Minneapolis.
- Morningside's separate path. Morningside, Edina's first suburban development in the early 1900s, seceded in 1920 to become a separate village and rejoined Edina in 1966.

Edina Questions
Can you make a stucco patch invisible on my Edina home?
On textured stucco, a well-matched patch is often very hard to spot. Smooth finishes are tougher; a color coat over the whole elevation may be needed for a uniform look. We can do a test patch somewhere discreet first.
My house is in the Country Club District. Does that change the repair?
Homes there were mostly built from 1924 to 1931, so the stucco may be lime-rich and softer than modern mixes. We use compatible materials and check with the city whether your work needs heritage review.
Is moisture testing worth it on a newer Edina stucco home?
If the house was built or stuccoed in the late 1980s or 1990s, many owners find it worthwhile. Minnesota stucco failures from that period often hid behind sound-looking walls. Testing reads the sheathing through small holes, which we seal when we are done.
