Synthetic stucco and foam-backed walls
EIFS Repair in Minneapolis, MN
EIFS needs its own materials and methods. Patching it like cement stucco is one of the most common ways it fails.

Repairing Synthetic Stucco With the Right Materials
EIFS repair is different from traditional stucco work. EIFS, short for Exterior Insulation and Finish System and often called synthetic stucco, is a layered system: foam insulation board fastened or glued to the sheathing, a base coat with embedded fiberglass mesh, and a thin acrylic finish coat. It looks like stucco from the street, but it is much thinner, softer and more flexible than cement stucco. Repairs need EIFS components, not cement patch.
How to tell if you have EIFS
Tap on the wall. EIFS usually sounds hollow and feels slightly soft, and a firm press with a thumb may dent it. Cement stucco sounds solid and is hard. At an exposed edge or a small hole, EIFS shows foam behind a thin coating. Minnesota home inspectors note that EIFS is rare in Minnesota residential construction, so most stucco on Twin Cities houses is traditional cement stucco, but EIFS does appear on some homes and many commercial buildings.
Common EIFS problems
- Impact damage: dents and holes from balls, ladders, lawn equipment and hail
- Woodpecker holes: birds drill through the soft finish into the foam
- Cracks at joints: where foam boards meet, or at window corners
- Failed sealant joints: where EIFS meets windows, doors and trim
- Moisture behind the foam: older barrier-type EIFS has no drainage plane, so water that gets in at a window or joint can soak the sheathing
How we repair EIFS
For holes and impact damage, we cut out the damaged area in a neat square, replace the foam with matching board, apply base coat with new reinforcing mesh lapped onto the surrounding sound EIFS, and finish with an acrylic finish matched in texture and color. Cracks at board joints get the same mesh-and-base treatment. Sealant joints around windows and doors are cut out and replaced with backer rod and compatible sealant, since those joints are where many EIFS leaks start.
Moisture behind EIFS
Because barrier EIFS sheds water at the surface and has no built-in drainage, a leak at a window or roof line can wet the sheathing behind the foam without any sign on the outside. If you see stains, soft spots or bulging, or if the house has never been checked, probe moisture testing is the way to find out. Where the sheathing is wet, the affected EIFS is removed, the wood replaced, and the wall rebuilt; when large areas are involved, many owners choose a drainable EIFS or a different cladding.
Weather and timing
EIFS base coats and acrylic finishes have minimum application temperatures on their labels and need dry weather to cure. In Minneapolis that means most EIFS repairs happen from spring into fall, with temporary protection for winter damage until conditions allow a permanent repair.
What This Covers
EIFS repair covers the finish, the mesh layer, the foam and the joints around it.
Hole and impact repair
Damaged sections cut out, foam replaced, base coat and mesh lapped, finish matched.
Woodpecker damage
Holes in the finish and foam rebuilt so the surface is solid again.
Sealant joint replacement
Old joints at windows, doors and trim cut out and resealed.
Moisture damage repair
Wet sheathing behind the foam found, replaced and the wall rebuilt.

Typical EIFS Repair Costs
| Job | Published national range |
|---|---|
| Small repair (about 10 sq ft) | $300 to $500 |
| 50 sq ft repair | $1,500 to $2,500 |
| Professional repair per sq ft | $30 to $50 |
| Woodpecker hole repair | $250 to $450 per hole |
| Full EIFS replacement | $8 to $45 per sq ft |
Published national ranges from Angi (July 2026) and Fixr (March 2025). Mold remediation or sheathing replacement adds to the total. Your written estimate is the price.
How It Works
1. Confirm the system
We confirm it is EIFS and whether it is barrier or drainable type.
2. Check for moisture
Stained, soft or suspect areas get probe readings before we quote.
3. Repair with EIFS materials
Foam, base coat, mesh and finish are rebuilt and lapped onto sound areas.
4. Seal and match
Sealant joints are replaced and the finish texture and color matched.

EIFS Repair Questions
What is the fake stucco called?
It is usually called EIFS, for Exterior Insulation and Finish System, or synthetic stucco. It is a thin acrylic finish over a mesh-reinforced base coat on foam board, rather than thick cement stucco.
How much does EIFS repair cost?
Angi's 2026 figures put a small 10 square foot repair at $300 to $500 and professional repairs at about $30 to $50 per square foot. Woodpecker holes run about $250 to $450 each according to Fixr. Moisture damage behind the foam costs more.
Can EIFS be patched with regular stucco?
It should not be. Cement stucco is rigid and heavy and does not bond or move the same way as EIFS, so the patch tends to crack and leak at its edges. EIFS needs foam, base coat, mesh and acrylic finish.
Is EIFS common in Minnesota?
Minnesota home inspectors say EIFS is rare on Minnesota houses, and most residential stucco here is traditional cement stucco. It does appear on some homes and many commercial buildings.
